Gilston Park Estate Housing Development

Project Overview

Places for People appointed Vectos to assist in developing a Masterplan for up to 10,000 residential units on land north of Harlow, to be known as Gilston Park Estate. Proposals include 34,000 sqm of educational floorspace, 21,300 sqm of retail, leisure and business floorspace, and 6,500 sqm of community floorspace.

The site is situated on greenfield land to the north of the A414 and to the west of the M11. The River Stort separates the site from Harlow. Transport improvements are proposed as part of the development, including the provision of two new crossings over the River Stort, the extension of bus routes through the site and the opening up of Harlow Town Rail Station to provide better access. The provision of an extensive walking and cycling network is also promoted through the Masterplan.

Our Approach

Vectos has played a critical role in the development of the Masterplan, including the preparation of an extensive Transport Strategy. The Transport Strategy focuses on how all modes of transport will be integrated into the site, and the accessibility of Gilston Park Estate to the wider area.

Demonstrating that the site is sustainable from a transport perspective has been key in promoting the site through the local plan process, and Vectos’ work has contributed to the site being considered for allocation for the first time. Vectos is working with the relevant local authorities, including Essex County Council, Harlow Borough Council and East Hertfordshire District Council to develop the Transport Strategy and traffic models in the area, with the aim of submitting a planning application in support of the proposals.
