Waitrose Edwalton, West Bridgford

Project Overview

The development includes a Waitrose foodstore with 3,716 sqm Gross Floor Area (GFA) and four ancillary retail units.

The application site forms part of a wider 97 hectare site that benefits from outline planning consent for 1,200 residential dwellings, 10,000 sqm GFA educational campus, 2,000 sqm GFA of employment use and a hotel. This development also includes significant highway improvement works and three new signal controlled junctions on the A606 Melton Road and the A52, which forms part of the Strategic Road Network.

The developer is providing a significant proportion of the consented highway infrastructure works to unlock the wider Masterplan development and kick-start Rushcliffe Borough Council’s housing ambitions.

Our Approach

Vectos supported Cranford throughout the planning process, recently receiving a resolution to grant. The Waitrose foodstore replaces a previously consented college campus and, as such, required a detailed trip offsetting exercise to thoroughly clarify the traffic attraction position to the Highways Agency, Local Highway Authority and Local Planning Authority. Our work included detailed junction assessments for the new signal controlled junctions and preparation of detailed plans showing land ownership and adopted highway boundaries including realignment of previously agreed significant infrastructure.

Vectos also provided Detailed Design services for these Melton Road improvement works, which included a set of construction phasing plans to ensure that the highway improvement works could be delivered in a multi-phased approach with minimal disruption to existing traffic and Waitrose traffic.
